Talpa Ranch

Acreage:     5,946 acres with 1,750                                                                                adjoining acres on the South Border.

Location:    Runnels County, 10 miles east of Ballinger, Texas.

Rainfall:       24" to 25" Annually

Terrain:        Rolling plains with some draws and creeks.  The ranch 9 pastures with a prime cover of lush native grasses including Bluestem, Western Wheat grass, Buffalo grass Wild rye, Texas Winter grass, Curly Mesquite, and various Gramas excellent for livestock and native wildlife.  The ranch has large Mesquite trees and some Live oak.

 

 

Water:     The Talpa Ranch has a very good water system from the water pipeline that runs from Lake Ivie across the ranch and on to Abilene with 4 meters and taps off of the pipeline.  A 3" waterline has been buried 3' deep and crosses the ranch to the west.  There are lateral valves on this 3" line to enable a person to pipe water south and north.  The 3" line ends at the headquarters about 3.1 miles from where it leaves the Lake Ivie pipeline.  The cost of this water is very economical, costing $30.00 per 100,000 gallons per tap.  If additional water is needed it can be bought at the cost of raw water.  There are 4 lakes that have been built on the ranch along with numerous surface tanks, some with springs.  The ranch has several miles of Mustang Creek and is approximately 13 miles north of Lake Ivie.

 

Hunting:      The Talpa Ranch has outstanding hunting  opportunities.  There is an abundance of Bob White Quail on the ranch.  The quail are consistently fed year round along the road.  There are good numbers of trophy White tail deer, Turkey and Black Buck Antelope.  The Ranch has been hunted very lightly in the past years.

 

 

 

Improvements:      The Talpa Ranch has a nice camp house at headquarters.  There is a large barn and five car garage that has been covered in cedar shingles.  The ranch has two good west of metal corrals and good net, wire fences.  A new soded airstrip with an underground sprinkler system was recently built.  A fire plug, certified by the city of Ballinger, was put in at headquarters with a 90 lb pressure waterline.

Minerals:    Owner will convey 100% of the minerals that are owned, which is believed to be 25%, with the exception of 700 acres which is surface only.

Price:          Price reduced to
